Neighbourhood #01 - Heze (China)

Master plan proposal (Beijing)

DescriptionGalleryDetails

This proposal for Heze, Shandong Province, is to offer a mixed use business and residential quarter, that is classified according to the Chinese planning regulations as “Soho”. Differently to a pure residential classification, a Soho contains office spaces and service apartments. Beeing not purely for a residential use, the buildings refraint from the strickt sun lighting requirements, can consequently decrease in height, aughment by number and stuck closer together which helps create more quality of urban spaces. This way an FAR of 3 has been reached.

The design proposal on a plot of 174,651sqm foresees 33 Soho-buildings with between 14 and 26 floors (362,000sqm), 2 business towers of max 27 floors, shopping facilities and a kindergarten. The position of the buildings bend about 10 degree from the south axis which allows them to shap court yards. Nontheless the heights of the buildings are calculated in order to maximize direct sunlighting which is believed to provide a positive environment not only of apartments, but also of offices. At the northern plot boundary a business and shopping area forms the main square.
